7 signs your roof needs a look (and what it costs to ignore them)
The roof is the part of the house that rarely gets attention — and that's where problems usually start
Your home is probably the largest investment you've made. The only thing keeping it dry is the roof covering — 100 to 200 square meters of material that rarely gets attention until it starts leaking.
In Bergen, with roughly 200 rainy days and 2 250 mm of rain per year (Meteorological Institute), your roof works three times as hard as a roof in Oslo. It deserves a look now and then.
Here are 7 signals you can spot yourself — and what it typically costs to ignore them.
1. Moss and algae on the tiles
What you see: Green, brown or black patches, especially on the north side where the roof gets the least sun.
Why it matters: Moss acts like a sponge. It holds rainwater against the tile, moisture penetrates microcracks, freezes in winter and cracks the tile from the inside over several seasons. Concrete tiles are especially exposed because of their porous surface — clay, aluminum and composite panels don't let moss grip as easily.
Extra catch: Most manufacturers require documented regular maintenance for the warranty to apply. A roof covered in moss is often a roof with a lapsed warranty.
Typical cost:
- Roof wash and moss removal: 15 000 – 40 000 kr, depending on roof size
- Damaged tiles that need to be replaced afterwards: 3 000 – 8 000 kr per repair point
2. Cracked, displaced or missing tiles
What you see: Visible cracks in individual tiles, tiles that have shifted out of position, or gaps where tiles are missing after a storm.
Why it matters: Every missing or displaced tile is an open path for water down to the underlayment. The underlayment is the last line of defense — when that fails, moisture damage is already underway in joists and insulation.
Typical cost:
- Repair of a few tiles: 3 000 – 8 000 kr (Taktekkerpris)
- Underlayment moisture damage after one to two years without repair: 15 000 – 60 000 kr
3. Moisture stains, water marks or musty smell indoors
What you see or smell: Dark patches on the ceiling, peeling paint along roof angles, or the unmistakable smell of damp wood.
Why it matters: By the time you see water indoors, damage has been happening for weeks or months. The underlayment, insulation and joists are almost always affected before anything shows visually below.
Typical cost:
- Local moisture damage repair (one room): 15 000 – 60 000 kr
- If rot has reached the load-bearing structure: 60 000 – 200 000 kr
4. Condensation or visible moisture in the attic
What you see: Condensation droplets on the underside of the underlayment, damp or dark joists, black mold stains on wood, or the same musty smell as in #3.
Why it matters: Poorly ventilated attic + warm humid indoor air = condensation on cold roof surfaces. It's not a mystery — it's building physics. On the west coast, where outdoor air is rarely dry, it's one of the most common hidden problems.
Typical cost:
- Improving ventilation (extra vents, opening eaves): a few thousand kr
- Replacing fungal and moisture-damaged joists + insulation: easily 50 000 – 150 000 kr
5. Your roof has passed the material's service life
Check the year of the last roof replacement. Expected lifetimes from the Norwegian Building Authority (DiBK):
- Roofing felt / shingle: around 25 years
- Concrete or clay tiles: 50–75 years
- Flashings and underlayment: often shorter than the tiles above them
Important caveat: These numbers assume regular maintenance. A neglected roof — no washing, no gutter cleaning, no small repairs along the way — often has a realistic service life closer to 30 years. And by then the manufacturer's warranty has usually lapsed.
Why it matters: Tiles can in theory outlive the house. But flashings around chimneys, roof windows and penetrations fail long before that, and that's where damage usually starts. What you see from the ground rarely fails first.
Typical cost:
- Roof replacement on a standard house (120–160 m²): 240 000 – 500 000 kr (Byggstart 2026 data, avg 2 300 kr/m²)
- Repairing while the rest of the roof is still healthy: often under 10 % of a full replacement
6. Gutters overflowing, sagging or bent
What you see: Water pouring over in heavy rain, gutters hanging crooked, visible dents, or ice building up in winter.
Why it matters: Gutters divert thousands of liters of water away from the foundation every time it rains hard. In Bergen, that's around 200 times a year. If they don't work, water runs down the exterior wall — and potentially into the basement. Insurance generally does not cover damage caused by lack of maintenance.
How often should they be cleaned? It depends on the roof type:
- Concrete tiles and steel with stone granulate: annually. Grit and particles wash down and clog gutters.
- Clay tiles (glazed), aluminum and composite panels: every 3–5 years, mostly for leaves and organic matter.
This is the biggest recurring maintenance item on a roof, and the one most people skip — until water goes somewhere it shouldn't.
Typical cost:
- Cleaning and small repair: 2 000 – 5 000 kr per service
- Hidden water infiltration into foundation or basement from clogged gutters: often 50 000 – 100 000 kr and up
7. Ice dams and icicles in winter
What you see: Large icicles along the eaves, ice ridges building up along the gutter, or large ice clumps stuck to the roof.
Why it matters: Icicles are rarely the problem themselves — they're a symptom. Warm air from the house melts the snow on top of the roof. Meltwater runs down, meets the cold eave, and freezes. Eventually meltwater dams up behind the ice ridge and gets pushed backward under the tiles. That's how leaks appear in places they shouldn't be possible.
Typical cost:
- Improve insulation and ventilation (fixing the root cause): 20 000 – 80 000 kr
- Leak damage from ice dams once it happens: 20 000 – 100 000 kr+
Your roof probably shows more than one of these signs
Most roofs we inspect in Bergen show at least two or three. That doesn't mean you need to replace the roof tomorrow — it means it's worth knowing what's actually happening up there, before finding out is expensive.
We offer free roof inspection with drone and 3D model in Bergen, Askøy, Øygarden, Bjørnafjorden, Alver and Osterøy. No commitment. If the roof is fine, we say so.
