Free roof inspection in Bergen: what you get (and what we find)
A small roof problem is cheap. The next chapter is what gets you.
Most roof damage doesn't start with a storm. It starts with a hairline crack in a tile, a flashing that shifted a millimeter, or moss that has been holding water against the surface for two rainy seasons. By the time you notice water on the ceiling, the underlayment has often been wet for months.
A small leak that could have been fixed for 3 000 – 8 000 kr early typically grows into 15 000 – 60 000 kr in moisture damage within one to two years. If the rot reaches the load-bearing structure, you're looking at 60 000 – 200 000 kr. This is not drama — it's how moisture works over time (Byggtipset).
The point of a roof inspection isn't to scare you. It's to know what's actually happening up there before the decision becomes expensive.
What a Bu Composite roof inspection actually includes
Roughly 60 minutes on site. You get a written report within 48 hours. You own it either way.
- Drone inspection of the full roof surface, flashings, chimney and roof windows
- 3D model of your roof — measurements, slope, condition overlay
- Attic walk-through to check underlayment, ventilation and signs of moisture
- Written report with photos, 3D model, findings and concrete recommendations
- No sales pressure. If the roof is fine, we say so.
What we specifically look for
- Cracked, displaced or missing tiles
- Moss and algae, especially on the north side
- Flashings around chimney, roof windows and penetrations — this is where damage usually starts
- Gutter condition and slope
- Underlayment moisture and attic ventilation
- Signs of ice damming or condensation damage
Why Bergen weather is hard on roofs
Bergen sees roughly 200 rainy days and 2 250 mm of rain per year (Meteorological Institute) — three times as much as Oslo. Combined with salty coastal wind and frequent freeze-thaw cycles, roofs here work harder than roofs elsewhere in Norway. Maintenance intervals that would be fine in Oslo are often too long here.
What it actually costs to wait
An independent inspection with 3D model and written report is typically around 9 600 kr on the private market. We do ours for free because drone inspections are fast and a small share of inspected roofs lead to bigger work with us down the line.
| Stage | Typical cost (kr) |
|---|---|
| Fix caught early (tile / small leak) | 3 000 – 8 000 |
| Moisture damage after 1–2 years | 15 000 – 60 000 |
| Damage spread to load-bearing structure | 60 000 – 200 000 |
| Full roof replacement (standard house 120–160 m²) | 240 000 – 500 000 |
Who should book?
- Your roof is 15+ years old and you haven't had an independent look at it
- You see moss, displaced tiles or stains on the attic or ceiling
- You're preparing to sell and want documentation
- You had a claim rejected and want an independent report
- You just bought a house and want to know what you actually own
Why we do it for free
Two honest reasons. One: a drone inspection takes us an hour, not a day. It's cheap for us to do and expensive for you to buy. Two: some of the houses we inspect need work, and roughly one in ten ends up being a customer. That's enough to make this worthwhile. The other nine get a report they can use — for insurance, for a future sale, or just for peace of mind.
